Getting started

Very few people pay cash for a home. Most of the families we work with at Vision Homes finance, and a big part of our job is helping them pick the right loan for their land, their credit and their budget.

Financing a manufactured home works a lot like financing any other house. You borrow the money, pay it back in monthly payments over a set number of years (usually 15 to 30) and build equity as you go. What's different is that there are several kinds of loans to choose from. Which one fits depends on whether you own land or are buying it, where the home will sit, your credit and income, and whether you've served in the military.

Below is a plain-English rundown of each option, so you know what to ask before you talk to a lender.

Let's find your best path together

Financing questions are our specialty. Whether you want to understand your options, see if your land can work as a down payment, or just want someone to run the numbers with you, we're here.

Loan options for manufactured homes

The loan types available to manufactured home buyers, and who each one fits best.

Financing is subject to lender approval and the lender's terms. Vision Homes is not a lender and can't guarantee approval, rates or terms, which can change at any time. Ask us for details.

Chattel (home-only) loan

The most common manufactured home loan. The home itself secures the loan, so you don't need to own land. The usual choice for a community, a leased lot or family land.

Best for
Communities, leased lots, family land
Down payment
Typically 5–20%
Loan term
15–25 years
Lenders
21st Mortgage, Triad, Cascade

Land & home loan

Buying the land and the home together? You may qualify for a mortgage much like a site-built house, usually with a lower rate and a longer term, and you build equity in both.

Best for
Buying land and a home together
Down payment
Typically 5–20%
Loan term
20–30 years
Requirement
Permanent foundation

Not the same as using land you already own as your down payment. See the next option.

Land as a down payment

Already own land, even land you inherited or were given? Its equity can often take the place of a cash down payment, and sometimes it covers the whole thing.

Best for
Landowners with equity
Cash needed
Often little or none
Requirement
Appraisal, clear or nearly clear title
Tip
Mention your land early

Not every lender offers this. Tell us about your land in your first conversation.

Personal loans & other financing

Sometimes used for smaller purchases or unusual situations. Because nothing secures them, they cost more and must be paid back faster. Good to know about, but rarely right for a whole home.

Best for
Very specific situations
Interest rate
Higher than home loans
Loan term
Usually 2–7 years
Note
Not typical for a full home purchase

FHA loan

Insured by the Federal Housing Administration and built for buyers with lower credit scores or smaller savings. The home must sit on a permanent foundation that meets HUD's requirements.

Best for
Lower credit or limited savings
Down payment
As low as 3.5%
Loan term
Up to 30 years
Requirement
HUD-code home, permanent foundation

VA loan

With Fort Bragg right here in Fayetteville, we help a lot of military families use this benefit. Usually no down payment and no monthly mortgage insurance.

Best for
Veterans and active military
Down payment
Often $0
Loan term
Up to 30 years
Requirement
VA eligibility, permanent foundation

What lenders look for

Every lender is different, but these four things show up in almost every application. Knowing where you stand puts you in a stronger spot before you apply.

01

Credit score

Your score sums up how you've handled credit: on-time payments, how much of your available credit you use and how long you've had accounts. Higher scores open more options and better rates. Check your reports before you apply so you have time to fix mistakes.

02

Debt-to-income ratio

This compares your monthly debt payments to your monthly income before taxes. Car payments, student loans, credit cards, child support and co-signed loans all count. Lenders need to see you can handle the new payment on top of what you owe.

03

Work & income history

Most lenders want about two years of steady income, though not necessarily at the same job. Expect to provide pay stubs and W-2s; income you can't document usually can't count. Self-employed buyers should plan on tax returns.

04

Down payment

The more you put down, the easier it is to get approved and the better your terms. Many loans start around 5% down, and lower credit can mean more. Land you own may count toward it.

Six steps from "thinking about it" to moving in

Here's how buying and financing a home with Vision Homes usually goes.

  1. Step 1

    Check your credit

Get free reports from Equifax, Experian and TransUnion at annualcreditreport.com. Look them over and dispute anything that's wrong before you apply.

  2. Step 2

Set a monthly budget you're comfortable with

Count everything: the loan payment, lot rent if you won't own the land, insurance, property taxes and utilities. It's easier to set a budget before you fall for a home than after.

  3. Step 3

Take stock of what you own, including land

If you own land, find the deed and any loan paperwork. Land can change what you need to bring to closing, so bring it up early.

  4. Step 4

    Get pre-approved

A pre-approval tells you how much you can borrow and makes everything after it smoother. Apply online with our lender partners, or we'll help you apply.

  5. Step 5

    Pick your home

With your budget and pre-approval in hand, the fun part starts. Browse floor plans or see what's in stock, and we'll match a home to your budget.

  6. Step 6

    Apply, close and move in

We'll help you finish the application, gather the documents your lender needs and stay with you through closing, delivery and setup.
