Buying a manufactured home is one of the most affordable paths to owning your own place. Getting the financing right is a big part of keeping it affordable. This guide covers every loan type, what lenders look for, how to come up with a down payment and how to get the best terms you can. Vision Homes, a manufactured and modular home dealer in Fayetteville, NC, put it together for local buyers.

How manufactured home financing works

You borrow money to buy the home and pay it back with interest over a set term, usually 15 to 30 years. The biggest question that decides which loan you'll use is land:

  • Not buying or pledging land? The home is personal property, and you'll most likely use a chattel (home-only) loan.
  • Buying land with the home, or using land you own? The home and land can be financed together as real estate, which opens up mortgage programs like conventional, FHA, VA and USDA loans.

Your loan options

Chattel loans

Secured by the home alone. The usual choice for homes in communities, on leased lots or on family land. Rates are higher and terms shorter than a mortgage, but closing is simpler and quicker. Read more about chattel loans →

Land and home (conventional) loans

One mortgage for the land and the home, with the home on a permanent foundation. Usually lower rates and terms up to 30 years. Read more about land and home loans →

Land-in-lieu loans

Use land you already own in place of a cash down payment. Read more about using land as a down payment →

FHA loans

Government-insured loans with down payments as low as 3.5% and more flexible credit rules. The home must be on a permanent foundation. Read more about FHA and VA loans →

VA loans

For eligible veterans, service members and some surviving spouses. Often no down payment and no private mortgage insurance. Read more about FHA and VA loans →

USDA loans

For homes in eligible rural areas and buyers within income limits. Can offer no-money-down financing for qualifying new homes on a permanent foundation. Read about no-money-down options →

Personal loans and other options

Unsecured personal loans can cover small purchases or fill a gap, but they carry higher rates and short terms, usually 2 to 7 years. They're rarely the right way to buy a whole home. Some buyers also borrow against other assets, such as a home equity line on another property. Talk with a financial professional before you go this route.

What lenders look for

Credit score. Higher scores get more options and better rates. Manufactured home lenders often work with a wider range of credit than banks do.

Debt-to-income ratio. Lenders add up your monthly debt payments, including the new home payment, and compare them to your gross monthly income. Lower is better.

Employment and income. About two years of steady, documented income is the usual standard. Job changes are fine if the income is consistent.

Down payment. More down usually means easier approval and better terms.

More on what lenders look for →

How to come up with a down payment

  • Savings. The simplest route. Start setting money aside as early as you can.
  • Land you own. Land equity can replace some or all of the cash.
  • Gift funds. Many loan programs allow a family member to gift money toward your down payment, with a signed gift letter.
  • Trade-in. If you own a manufactured home now, ask us whether it can go toward your new one.
  • Down payment assistance. Some government-backed programs, including those from the NC Housing Finance Agency, may help eligible buyers on qualifying loans. Ask your lender what's available.
  • VA and USDA loans. Eligible buyers may not need a down payment at all.

The application process, step by step

  1. Check your credit at annualcreditreport.com and fix any errors.
  2. Set your budget. Include the payment, insurance, taxes, lot rent if any, and utilities.
  3. Get pre-approved. Apply online or ask us to help.
  4. Choose your home and, if you're buying land, your lot.
  5. Submit your documents. Pay stubs, W-2s or tax returns, bank statements, ID and land paperwork if you have it.
  6. Appraisal and underwriting. The lender verifies everything and approves the loan.
  7. Close. Sign your loan documents.
  8. Delivery and move-in. Your home is delivered, set up and inspected.

How to get the best terms

  • Raise your credit score before you apply: pay down card balances and pay every bill on time.
  • Put more down if you can.
  • Lower your other debt to improve your debt-to-income ratio.
  • Compare offers. Different lenders can quote different rates for the same buyer.
  • Consider a shorter term if the payment works. You'll usually pay less interest overall.
  • Bring up land and military service early. Both can open better options.

Why finance through Vision Homes?

We work with lenders that specialize in manufactured and modular homes, and we know what each one is looking for. We'll help you fill out the application, gather your documents and send it to the lenders that fit your situation, then stay with you through closing and delivery. You're always welcome to use your own lender too. Here's how that works →

Common questions

What credit score do I need? It depends on the loan and lender. Some programs work with scores in the 500s, while the best rates usually go to higher scores. Read our credit FAQ →

How long does approval take? A pre-approval can come back within a day or two. Full approval depends on the loan type and, for land loans, on appraisals and title work.

Can I finance a used home? Often, yes, though lenders may have rules about the home's age and condition.

Can I buy with no money down? In some cases. See your no-money-down options →
