Sometimes, yes. Most loans ask for some money down, but there are a few ways to get into a home with little or none.
Ways to buy with little or no money down
- Use land you own. The equity in your land can replace some or all of a cash down payment. Learn how →
- VA loans. Eligible veterans and service members can often buy with no down payment. Read about VA loans →
- USDA loans. In eligible rural areas, buyers under the income limits may qualify with no down payment on a qualifying new home and land.
- FHA loans. As little as 3.5% down, and gift money from family can often cover it.
- Gift funds and assistance programs. Many loans allow family gifts, and some programs help eligible buyers with down payments.
Keep in mind
- Even with no down payment, there may be closing costs.
- Borrowing more means a somewhat higher monthly payment, so make sure it fits your budget.
- Each option has its own rules for the buyer, the home and the property.
