Manufactured Home Prices for Sanford & Lee County, NC background

Manufactured Home Prices for Sanford & Lee County, NC

Sanford and Lee County buyers: real listed prices on Vision Homes' single-wides, double-wides and land-home packages, compared side by side.

11/2/2026

If you're shopping for a manufactured home from Sanford or anywhere in Lee County, the hardest part is often figuring out what a fair price looks like. Vision Homes in Fayetteville now shows prices right on its home listings, which makes comparing a lot easier. This post lines up real listed prices across Vision Homes' single-wides, larger multi-section homes and land-home packages, so Lee County buyers can see the range and know what to ask.

Prices are now on the listings

Until recently, Vision Homes didn't show prices on its home cards. Now it does, along with an estimated monthly figure. That's useful for Sanford buyers who want to set a budget before making the drive. The prices below are as listed at the time of writing. Prices can change, so always confirm the current number, and what it covers, with the Vision Homes team.

Starter single-wide homes

At the entry end of the lineup, three single-section inventory homes give you a sense of what a smaller budget buys:

Bliss is a 14'x56' home with 2 bedrooms, 1 bath and 765 sq ft, listed at $50K.

Elation is a 14'x66' home with 3 bedrooms, 2 baths and 902 sq ft, listed at $59K.

Pinehurst is a 16'x76' home with 3 bedrooms, 2 baths and 1,140 sq ft, listed at $81K.

Comparing these three shows how width and length change the home. Moving from Bliss to Elation adds a bedroom and a second bath. Moving up to Pinehurst's wider 16' section adds well over 200 sq ft more living space.

Larger homes

Step up in size and the prices climb with it:

The Keep, built by Clayton Cavalier, is a 32'x72' home with 3 bedrooms, 2 baths and 2,040 sq ft, listed at $186K.

The Shoal Creek is a 32'x66' inventory home with 3 bedrooms, 2 baths and 1,980 sq ft, listed at $246K.

The Delilah, built by Timber Creek, is a 30'x76' inventory home with 4 bedrooms, 2 baths and 2,280 sq ft, listed at $264K.

Here's where comparing carefully pays off. The Keep and The Shoal Creek are close in size, yet their listed prices are far apart. When two homes of similar size are priced very differently, ask what's behind it: the builder, construction type, finishes, standard features, or what's bundled into the price. The answer may make the higher-priced home the better value for you, or it may not.

Land-home packages

Vision Homes also lists land-home packages, where the home comes with a lot. These are a different kind of purchase, so compare them with each other rather than with home-only prices:

The Porch Prime Model, built by Champion Pembroke, is a land-home package at 2539 Elcar Dr, Fayetteville, NC 28306, with a 3-bedroom, 2-bath, 1,456 sq ft home, listed at $210K.

A Clayton Fairway Birdie land-home package at 204 McNeil St, Hope Mills, with a 4-bedroom, 2-bath, 1,685 sq ft home, is listed at $265K.

A Clayton Birdie land-home package at 4038 Limestone St, Eastover, NC 28312, with a 4-bedroom, 2-bath home, is listed at $250K.

These packages are in Cumberland County, not Lee County, but they show what a home-plus-land price looks like in the region. If you already own land near Sanford, ask how a home-only purchase on your property would compare.

The Black Friday event

Vision Homes is running what it calls its "1st Annual Black Friday Event," with the message "Why wait until Black Friday when you can SAVE ALL NOVEMBER LONG!" The announcement invites buyers to choose a Black Friday deal on a first home, an upgrade, or a land/home package. The site doesn't list specific deal amounts, so ask the team which homes are part of the event and what the savings look like before you decide.

Questions to ask when comparing prices

Whether you're looking at homes in Sanford, Fayetteville or online, these questions keep the comparison fair:

  • Is the price home only, or does it include delivery, setup, site work or land?
  • Is the home in stock, or will it be ordered, and how long will that take?
  • Who built it, and is it a manufactured (HUD-code) or modular home?
  • What features are standard and what costs extra?
  • What warranty comes with it?

On that third question, HUD enforces "the federal manufactured home construction and safety standards" and "authorizes a certification label for each section of a compliant home" (HUD). Vision Homes sells both manufactured and modular homes, so it's worth knowing which one you're pricing.
